ADU BUILDING TIPS AND IS THIS THE RIGHT THING FOR YOU

What are Accessory Dwelling Units (ADUs)?

ADUs for short are small homes built on the same property as a primary residence. They can either be attached or detached from the primary structure, and can be added to both single-family and multi-family properties. Usually they consist of one to two bedrooms with their own kitchen and bathroom.

These cute little abodes can be used in multiple ways, from home office spaces, to guest houses for visiting family members and friends, to rental properties that will complement your income.

Are you considering building an ADU on your property?

Before you do that, check your local zoning regulations and building codes to see if building an ADU is allowed on your property, and your contractor can and should assist you with this. Some areas have specific restrictions or requirements for ADUs, and these need to be clearly examined and understood.

Once you have done your research, here are some tips as to:
1) whether an ADU suits your needs or not, and
2) is an ADU a suitable addition to your property or not.......

1) RENTAL TO EARN PASSIVE INCOME

An ADU can be an excellent source of rental income. While it costs money to build an ADU, the ADU will pay for itself in just a few years and continue to generate income for decades to come. The ADU can contribute to mortgage payments and property maintenance, and this helps sustain homeownership. ADUs also provide empty nesters and others with the option of moving into a smaller space (ADU), while renting out their larger house, another great options.

2) INCREASE IN PROPERTY VALUE AND RESALE VALUE

Regardless of its use, it's well reported that homes with ADUs sell for much more than standard homes. While this increase can vary from state to state, you can expect a 15% to 30% increase in your property value in the short term. In the longer term, these numbers can be greater as your property appreciates in value over time. The exact value addition will depend on a number of factors such as: ADU purpose, size, type, and location.

3) AFFORDABLE HOUSING

Finding affordable housing is the single greatest challenge facing many Californians of all ages and professions, due to the outrageous property prices we are experiencing these days. Because ADUs are smaller and share property with another residence, they provide renters with a cost-effective way to live in single-family areas.

4) LAND CONSERVATION

Land Conservation is a growing issue and concern in California. Adding an ADU to your existing property places another housing unit on the market, without the need for additional land. Plus, the smaller sizes of ADUs are a more sustainable housing option for some people than larger single-family residences.

5) INDEPENDENCE

Detached ADUs provide independence for the residents, and renters or service providers will feel like they have their own place with privacy from the main residence.
For elderly family members, an ADU is an opportunity to give them a greater amount of independence than they would have had living in a retirement community/assisted living community/nursing home.
An ADU allows families to live together on the same property, but with separate living quarters and separate entrances thereby gaining independence.
An ADU is also a great option to house a paid caretaker.
